Sevilla is experiencing a significant hotel expansion, with around 2,000 new rooms expected to be added to the city’s offerings between 2026 and 2027. This growth will be driven by new 3 and 4-star hotels, as well as luxury establishments in historic buildings and lifestyle-oriented proposals.
The new offerings respond to a transformation in demand, as Sevilla receives an increasing number of international visitors and shows improvements in its operational indicators. This has sparked the interest of large global groups and Spanish chains seeking to grow in urban tourism.
Historic Buildings and International Brands
The Serras Sevilla, a 5-star Gran Lujo hotel, has been formally inaugurated in a historic building designed by Sevillian architect Aníbal González between 1915 and 1917. The establishment features 43 rooms, a restaurant, and a rooftop bar.
Later this year, the Thompson Sevilla is expected to open in the building that formerly housed the central police station in Plaza de la Gavidia, in the heart of the city’s historic center. The luxury lifestyle hotel will be the second of the Hyatt brand in Spain, with 101 rooms, a restaurant, and a rooftop bar with a pool.

In December, the former Telefónica building in Plaza Nueva, constructed in 1928 with a protected neobaroque facade, will be converted into the Confidencia, Sevilla, A Tribute Portfolio Hotel. The hotel, operated under a Marriott International franchise and managed by Orbity Hotel Management, will have 42 rooms, an outdoor pool, and a rooftop bar.
The Four Seasons Sevilla is also expected to open in 2028, following a rehabilitation of the Generali building, located near the City Hall. The 5-star hotel will feature 55 rooms distributed across five floors, positioning the city as a reference destination for urban luxury tourism.
New Projects and Expansions
Beyond the high-end segment, the future offer will focus primarily on medium and medium-high categories. According to data from CoStar, collected by Christie & Co, 1,137 rooms will be added in 11 3-star hotels and 741 rooms in seven 4-star establishments between 2026 and 2028.
TUI Hotels is another international company betting on urban tourism in Sevilla, with two projects in the city. The TUI Blue Sevilla Suites, a new construction, is expected to open in late 2026, featuring 89 rooms and a rooftop pool. The following year, the TUI Suneo Torre de Sevilla will open, offering a different positioning focused on quality and price.

The hotel Fenix Sevilla by Vibra, located in the building of La Unión and el Fénix, will be the first establishment of the Vibra Hotels chain outside the Balearic Islands, opening in September 2027 with 113 rooms, a pool, and a rooftop bar with views of the Cathedral.
DoubleTree by Hilton will also arrive in Sevilla in 2028, occupying a building that formerly housed the offices of Endesa. Other projects, such as those of Hestia Inversión Patrimonial and Kategora, will contribute to the recovery and valuation of historic buildings, while expanding the city’s leisure offerings and promoting greater integration with the local environment.
Added Value and Integration
The Kora Sevilla, a project by Kategora, will have 136 units and common areas designed to encourage interaction between visitors and local life. Hestia Inversión Patrimonial plans to invest around 11 million euros in the rehabilitation of historic buildings for hotels and apartment complexes, recovering and valuing protected or emblematic buildings.
