Airbnb tightens host rules, limits guest interaction

Airbnb is tightening the rules hosts can set for guests, introducing seven standardized categories that will appear in a single section during booking. These categories include maximum occupancy, quiet hours, events, pets, smoking, commercial filming, and check-out access restrictions. The aim is to prevent guests from encountering unexpected chores or paperwork after booking their stay.

Standardized Rules and Reasonable Requests

Under the updated system, hosts can request guests to place used dishes in the sink, gather towels, or sort waste. However, they cannot require guests to wash and put away dishes, strip beds, or remove trash from the property. These restrictions aim to set clear expectations before a reservation is confirmed.

Contracts will be permitted only in specific cases, such as when mandated by law, homeowner association rules, stays of one month or longer, Airbnb Luxe listings, or optional equipment arrangements. Hosts must also adhere to stricter guidelines when collecting guest identification, personal contact details, financial information, or background data.

Identity Checks and Platform Control

Visual identity verification at check-in is still allowed if disclosed in advance, but hosts cannot retain copies of identification documents. Airbnb states it conducts its own guest identity verification and believes hosts should not duplicate these checks or direct users to third-party services.

Humphrey Bowles, CEO of Truvi, a short-term rental verification platform, noted that contracts help establish clear expectations and provide recourse for damages or rule violations. He emphasized that short-term rentals rely on trust, and platforms should not remove tools that support responsible hosting.

Bowles characterized the policy shift as an overreach. “Hosts remain responsible for the property, the neighborhood, and the smooth running of the stay if something goes wrong,” he said. “Airbnb has decided it is no longer necessary to know exactly who is staying in their homes.” This approach eliminates verification methods while leaving liability with the host.

Data Privacy and Marketing Concerns

Airbnb presents the updates as a privacy protection measure, stating that the company already verifies guest identities and that hosts should not collect sensitive personal data unnecessarily. By limiting access to guest information, the platform reduces redundancy in data handling and strengthens centralized control over user verification.

Some hosts express concern that the restrictions may hinder their ability to market directly to past guests or build returning customer relationships. Reduced access to contact details could increase their reliance on Airbnb for ongoing bookings, raising questions about long-term independence for property managers on the platform.

These changes take effect as Airbnb expands its Luxe and long-term stay offerings. The standardized rule presentation and reduced contract flexibility reflect a broader effort to streamline the guest experience while shifting more operational responsibility to hosts.

Standardized Rule Categories and Host Responsibilities

Airbnb announced a redesign of how hosts define and display their rules. These rules appear in a dedicated section so guests can review them before and during their stay. The platform also guides hosts on making reasonable requests to guests.
